Handling Tenant Requests

At NOBLE, our goal is to look out for the best interest of our property owners. We want to keep you happy and your properties well-maintained and rented out to responsible tenants. It is worth mentioning that from our experience, happy tenants are generally better tenants. Sometimes there are needs and concerns from tenants, and as property managers we will address those requests whenever we can, as long as the repair requests are categorized under landlord’s responsibilities as per the Residential Tenancy Act (RTA). This does not mean we are standing on the tenant’s side.

If we cannot reach a compromise with the tenant, the only recourse for the owner would be to file to the Residential Tenancy Office (RTO). Filing not only comes with a cost, as RTO recently increased the filing fee to $100.00. The filing process is also time consuming, and often times the arbitrator sides with the tenants. If by giving in to a reasonable tenant’s request means little OVERALL net loss, then we would recommend choosing that option. Again, the decision is always made based on owner’s best interests.

When we take care of the tenants, we are actually trying to help you as the owner. We help minimize tenant turnovers when we treat tenants with professionalism and great customer service. Tenants who have a positive renting experience will treat the property with better care and will pay their rent on time. It also makes it easier to negotiate rent increase when a lease term expires, which directly helps with maximizing owner’s income.

Looking at the bigger picture, even when we are taking care of tenant requests, we do so having owners’ best interest as our number one priority.

 

 

 

Property Tax

A reminder that Property Tax season is just around the corner again. Watch out for the due date coming up beginning of July. For property owners that requested us to arrange payment, you may receive the funds withholding notification from us soon, we will need to withhold part of the rent until the property tax is paid.
